There were six plots on the edge of the lagoon, among the last undeveloped land in that part of the Golden Triangle, and a planning permit from 2003 at risk of lapsing under the revision of the municipal plan. The question was not whether to build. It was whether we could start in time. Moving quickly on a project of this size is the surest way to ruin it, so the first year went into building the conditions that would let us move fast without paying for it in quality.
It began with a business plan I presented to the board. Market research, construction costs, sales projections, margin, programme. The structure I proposed was the decisive part: the villas would be sold off-plan, in phases, so that the project would finance itself. No equity call, no bank debt. That is how it was approved, and that is how it ran.


SeaBreeze was the first project placed entirely under our founder's coordination. Seven apartments in three low blocks — Jardim, Brisa, Vista — on a beachfront plot beside the Dunas Douradas resort, with an infinity pool at the centre and underground parking below. The group behind it had built this stretch of coast: the entire Dunas Douradas area, including the Beach Club resort. SeaBreeze was its next step — and the first time the whole of a project, from business plan to delivery, was mine to lead.
The plot came with an approved design for two-bedroom apartments. The first thing I did was question it. Market research showed demand in the area was for three bedrooms, so the business plan I presented to the board proposed something the drawings did not: going back to Loulé Municipal Council to alter the project.
This is not a development project. It is the longer story that runs beneath the other two.
The group behind Dunas Douradas built this stretch of coast: the entire Dunas Douradas area and the Beach Club resort, 141 units on the beachfront, sold to private owners and managed by a dedicated company, Dunas Douradas Beach Club, S.A.My relationship with this asset began in another role entirely. In 2008 and 2009, I coordinated the entire licensing process of the resort as a five-star tourist development. In the two years that followed, the deeds for all 141 units were executed in representation of the developer — signed by myself and by Nélia Viegas, today my partner at BVA.
